Conditions of Hire

The following are conditions for the booking of The Stables:

In these conditions:

"Property"   The Stables
"You"   The customer
  1. Customers

    You agree to take good care of the Property, to leave it clean and tidy and to replace any breakages. This is a condition of our acceptance of your reservation.

  2. Arrival and Departure Times

    In order that the Property can be thoroughly inspected between lets, lettings commence at 4.00pm on arrival day and terminate at 10.00am on departure day.

  3. Bookings

    (a) You must complete and return the Booking Form provided by Us.

    (b) You must pay a reservation fee of £150 within 7 days of the Reservation being made.

    (c) The balance of the rental plus £100 fully refundable deposit is due to Us four weeks before the commencement of the letting. If We do not receive your balance by that date We may assume You have cancelled your reservation and may seek to re-let the Property. You will be held responsible for the balance of the rent due. If we do re-let, an administration charge will be deducted from your deposit before any refund is made.

    (d) Once a booking is confirmed by Us in writing or by Email following receipt of the reservation fee, a contract will have been deemed to have been formed between You and Us.

    (e) If you book within 6 weeks of letting the whole rent plus £100 fully refundable deposit is required to be paid to Us within 7 days of the reservation being made.

    (f) A refundable damage deposit of £100 will be paid at the time of paying the total rent.

  4. Occupancy

    (a) You agree that the maximum number of people to use the Property will be no greater than the maximum number of occupants shown on the Booking Form.

    (b) As we offer the Property primarily for family holidays, We reserve the right to refuse or curtail any reservation which appears not to meet this requirement, either by numbers in the party or composition.

    (c) We reserve the right to make a charge for damage, damaged or missing items, or any other than normal cleaning by Us.

  5. Pets

    Pets cannot be brought to the Property.

  6. Smoking

    Smoking is not permitted in the Property.

  7. Linen

    Towels and bed linen are provided at no extra cost.

  8. Telephone

    Unless specifically stated otherwise by Us to You a charge will be made for the availability of a land line telephone and telephone call charges.

  9. Access

    We or our representative shall be allowed access to the Property at any reasonable time for cleaning or essential maintenance. Whenever possible, this would be by prior arrangement.

  10. Cancellation By Ourselves

    In the unlikely event that the Property becomes unavailable due to reasons beyond our control, We will offer you alternative accommodation of at least equal standard, if at all possible. Should this not meet with your approval or if no alternative is available, all monies shall be returned in full and We shall not be under any other liability.

  11. WiFi

    By accessing our Broadband, either directly or indirectly, you agree not to use it for any abnormal or illegal activity.

  12. Liability

    (a) No liability is accepted in respect of loss or damage to You or any member of your party, their baggage, car or contents, resulting from riot, war, strikes, adverse weather conditions, sickness, injury, or for loss or damage by a third party.

    (b)You will abide by our directions or instructions with regard to the use of any facilities in our ownership.

  13. Complaints

    If it is felt that there are reasonable grounds for complaint about the Property, we must be contacted immediately so that appropriate action can be taken. No such matters can be dealt with after completion of your rental period.

  14. Cancellation by You

    In the event that you have to cancel your booking after you have paid the initial deposit or paid the full amount due, repayment of any of the money will be at our discretion unless we get another booking for the period concerned.

Accuracy and Representations

While every effort is made to ensure the accuracy of information given either orally or written and all representations are made in good faith, no such representations will create any liability on our part.

These conditions supersede all previous issues.
